🧳 Departure (check-out)

• After 10:00 AM: not possible (time needed to prepare the property).
• As on arrival, we will meet you in person to collect the keys and make sure everything went well.
🧼 Before leaving
• Empty the fridge, dishwasher and bins.
• Clean the barbecue if there is one.
• Report any damages.
• I will send you a message the day before to set your preferred departure time.
• External platforms (e.g. Airbnb): no deposit; incidents are handled by Airbnb’s program.
• Direct bookings via our website – card payment: pre-authorization of €350 for an apartment and €500 for a villa (not charged, temporarily held).
• Pre-authorization starts 48 h before arrival. If it fails, you will be notified; a new email will be sent if needed.
• Auto-renews every 5 days; released no later than 4 days after departure.
• This pre-authorization is a mandatory condition for access to the property.
• Booking paid by bank transfer: cash deposit of €350 for an apartment and €500 for a villa
on arrival; returned on departure if everything is in order.
• In accordance with Spanish legislation, the identity of all travellers (including children) must be registered before arrival.
• You will receive two separate links before your stay:
1️⃣ A link to inform us of your arrival time and any specific needs.
For stays of 11 days or more, this form will also include a multiple-choice question about the reason for your stay (non-tourist stay).
No supporting documents will be requested for the reason for your stay.
2️⃣ A secure link (the Chekin app) to register your ID documents with the Spanish authorities.
• Both forms are mandatory to access the property.
• The links are sent 7 days before arrival, followed by an automatic reminder 2 days before — even if you have already completed the forms.
• We systematically check that everything is in order and, if needed, we will contact you before arrival to finalize the procedure.
• ID data is transmitted directly to the authorities and is neither stored nor processed by our services.
• The most important rule: enjoy your holiday! 😉

• Do not grant access to the shared facilities to persons outside your booking.
• Communal pools are open daily 8:00–22:00.

Most of our properties are equipped with IPTV. Here’s how to use the basic functions:
⚠️ If nothing shows on the screen, make sure the TV is set to the correct HDMI input.
Use the Source button (📺🔁 / ⎘ depending on the remote) on the TV remote control to switch inputs.
• 20 kWh/day included for an apartment and 30 kWh/day for a house. Beyond that, €0.30 / kWh, calculated over the entire stay (amount deducted from the security deposit).
• This allowance corresponds to a normal level of consumption: we will not nitpick over a few extra kWh at the end of the stay. We simply ask for responsible use (e.g. turning off the air conditioning when leaving, closing windows/doors when it is running).
💳 How does payment work?
A 30% deposit is required at the time of booking. The remaining 70% must be paid no later than 40 days before arrival. Payment methods and currency are specified on your invoice and in the confirmation email.
📅 What are the cancellation conditions?
• Up to 30 days before arrival: full refund (minus administration fees).
• Between 30 and 20 days before arrival: 50% refunded (minus administration fees).
• Less than 20 days before arrival: no refund.
Administration fees cover payment provider costs and are non-refundable.
🔁 Can I get a refund if I leave early?
In case of early departure, unused nights are not refunded.

🧾 Why do I need to provide the reason for my stay if I’m staying 11 days or more?
Due to the new regulations in the Valencian Community, stays for tourist purposes can no longer exceed 10 consecutive days. For stays of 11 days or more, we therefore need to indicate the reason for your stay to confirm that it is a non-tourist stay.
A simple declaration via a selection in the form is sufficient, and no supporting documents will be requested.
🧺 Are bed linen and towels provided?
Yes, beds are made upon arrival and towels are included at no extra cost.
🕓 What happens if I arrive late or need to leave very early?
• Arrival after 11pm: +€35
• Departure before 7am: +€35
• On December 24th, 25th, 31st and January 1st: +€100 (regardless of the time)
⏰ Can I check out later than 10am?
No. Check-out must be before 10am to allow for cleaning. Late check-out is not possible, except in very exceptional cases.

Yes, but they are around 20% more expensive there than when booking direct (platform commission).
