• Check-in from 16:00, free until 23:00.
• Arrivals between 23:00 and 07:00: +€35 in cash.
• 24/25/31 December & 1 January: +€35 (regardless of the time).
• We will welcome you in person at the entrance of the complex, show you around and explain everything.
• Please share your ETA as soon as you know it, then send a message ~1 h before arrival (or when leaving the airport) via WhatsApp:

• Only if the apartment is free and cleaning is finished.
• €35 in cash.

🧳 Departure (check-out)
• Check-out free between 07:00 and 10:00.

• 24/25/31 December & 1 January: +€35 (regardless of the time).
• After 10:00: not possible (time needed to prepare the property).
• As on arrival, we will meet you in person to collect the keys and make sure everything went well.

• Empty the fridge, dishwasher and bins.
• Clean the barbecue if there is one.
• Report any damages.
• I will send you a message the day before to set your preferred departure time.
💳 Security deposit
• External platforms (e.g. Airbnb): no deposit; incidents are handled by Airbnb’s program.
• Direct bookings via our website – card payment: €350 pre-authorization (not charged, temporarily held).
• Pre-authorization starts 48 h before arrival. If it fails, you will be notified; a new email will be sent if needed.
• Auto-renews every 5 days; released no later than 4 days after departure.
• This pre-authorization is a mandatory condition for access to the property.
• Booking paid by bank transfer: €350 cash deposit on arrival; returned on departure if everything is in order.
🔒 Legal registration of guests
• Spanish law requires registering the identity of all guests (including children) before arrival.
• You will receive a secure link (app Chekin) to complete the online registration 7 days before arrival.
• This registration is a mandatory condition for access to the property.

⚡ Electricity
• Stays under 30 nights: 15 kWh/day included (normal use). Beyond that, €0.30 / kWh. The total is calculated over the whole stay.
• This allowance reflects normal household use — we won’t quibble over a few kWh at the end. Please use energy responsibly (e.g. switch off A/C when you go out, keep windows/doors closed when it’s on).
• Stays of 30 nights or more: electricity is charged at actual usage at the end of the stay at €0.30 / kWh, payable at check-out.

💳 How does payment work?
A deposit of 30% is required at the time of booking. The balance is due 60 days before arrival. All details are provided in the confirmation email you receive after booking.
📅 What is the cancellation policy?
• Free cancellation within 7 days of booking if arrival is more than 60 days away.
• After this period, 50% of the deposit is refunded up to 60 days before arrival.
• No refund is possible less than 60 days before arrival.
🔁 Can I get a refund if I leave early?
In case of early departure, unused nights are not refunded.

🧺 Are bed linen and towels provided?
Yes, beds are made on arrival and towels are included at no extra cost.
🕓 What if I arrive late or need to leave very early?
• Arrival between 4 PM and 11 PM: free
• Arrival between 11 PM and 6 AM: +35 €
• Departure before 7 AM: +35 €
These charges are applied automatically based on the selected time.
⏰ Can I check out after 10 AM?
No. Departure must take place before 10 AM to allow for cleaning. Late check-out is not possible, except in very rare cases.
🌐 Can I book these properties on Airbnb?
Yes, all our rentals are also listed on Airbnb. However, they are about 20% more expensive there to cover the platform's commission. Booking directly means saving money.
🍼 Is there a baby bed or high chair available?
Yes, we provide a baby bed and high chair upon prior request. This service is offered at 1 €/day/item, subject to availability.
🎁 Is a welcome kit provided?
Yes, for each stay we offer a free welcome pack, including a cleaning kit (cloth, sponge, dish soap, trash bag, dishwasher tab, laundry pod) and one hygiene kit per bathroom (toothbrush, toothpaste, cotton swabs, makeup remover wipe, nail file).
