In the Valencian Community, the difference between a holiday rental and a seasonal rental mainly depends on the length and purpose of the stay:

In the Valencian Community, renting out a property for short-term stays (10 nights or less) requires a tourist licence issued by the Generalitat.
Since 01/07/2025, all properties rented on a short-term basis (holiday or seasonal) must be registered in the national database.
Casacare360 can submit this registration request on your behalf.
The identities of all your guests must be collected and reported to the Ministry of the Interior via the official platform.
We handle this process for you as part of our 4-star package.
The owner portal is available to clients subscribed to the 2-star or 3-star package.

๐ฐ Is a security deposit required from tenants?
Yes. A deposit of โฌ350 is always pre-authorized by credit card. It is automatically released after the property inspection, unless damage is found.
โก How is electricity consumption managed?
โข For stays of less than 30 nights, 15 kWh per day are included. Any extra consumption is deducted from the deposit at a rate of โฌ0.30/kWh. It is the ownerโs responsibility to check usage and inform us in case of overage.
โข For stays of more than 30 nights booked through our website, electricity is billed based on actual usage.
โข โ ๏ธ You are not allowed to charge extra for electricity on bookings made through Airbnb.
๐พ Are pets allowed?
The owner can choose to prohibit pets, allow only small dogs (-15โฏkg), or accept one dog. In that case, we apply the following conditions:
โข One small dog (-15โฏkg) is accepted free of charge if mentioned in the listing.
โข For any additional or large dog: โฌ6/day per dog.
โฐ Are there extra fees for late check-ins or check-outs?
Yes, depending on the package chosen by the owner. These fees are paid by the tenant at check-in or check-out and do not affect the owner's earnings.
โข 1-star package: โฌ25 between 08:00 and 22:00 / +โฌ35 between 22:00 and 08:00
โข 2 & 3-star packages: โฌ25 between 07:00 and 23:00 / +โฌ35 between 23:00 and 07:00

โ ๏ธ What happens in case of damage?
Casacare360 performs a check-out inspection and handles any deductions from the deposit. In the case of serious damage, we assist the owner with the insurance claim.

Can I block dates for personal use?
Yes.
โข With the 2 and 3-star packages, you have access to the owner portal to enter your stay dates and request services.
โข With the 4-star package, you benefit from a synchronized calendar with all bookings. You can freely reserve for yourself or family members.
๐ What if the tenant cancels?
Cancellation terms are stated at the time of booking.
โข Up to 30 days before arrival: free cancellation.
โข Between 30 and 14 days before: 50% of the total amount is charged.
โข Less than 14 days or no-show: 100% of the amount is retained.
๐ The withheld amounts are refunded to the owner partially or in full, depending on the case.
๐ Do you provide a welcome pack for guests?
Yes, for each rental, we offer a free welcome pack including a cleaning kit (cloth, sponge, dish soap, trash bag, dishwasher tablet, laundry tablet) and one hygiene kit per bathroom (organic shower gel, shampoo, conditioner, toothbrush, toothpaste, cotton buds, makeup remover wipe, nail file).
