🧼 Cleaning & Laundry

🏡 Holiday or Seasonal Rental?

In the Valencian Community, the difference between a holiday rental and a seasonal rental mainly depends on the length and purpose of the stay:

  • ✅ Holiday rental: applies to stays of 10 nights or less.
    Requires a tourist licence issued by the Valencian Community (processing time: over 1 year).
    A National Registration Number (NRA) is also mandatory.
  • ✅ Seasonal rental: applies to stays of more than 10 consecutive nights.
    Does not require a tourist licence, but still requires an NRA number.

⚠️ You can pause your tourist licence for one or more periods of the year to offer seasonal rentals instead.

📝 Tourist Licence

In the Valencian Community, renting out a property for short-term stays (10 nights or less) requires a tourist licence issued by the Generalitat.

  • The licence must be obtained before any rental activity begins.
  • Current processing times can exceed one year.
  • It is linked to your cadastral reference and remains valid until you request its cancellation.
  • Once approved, your property can be legally listed on Airbnb, Booking, and other platforms.

🔒 NRA Registration Number

Since 01/07/2025, all properties rented on a short-term basis (holiday or seasonal) must be registered in the national database.

  • This requirement is in addition to the tourist licence, and does not replace it.
  • This number must appear on all digital advertising — even a simple Facebook post!
  • A temporary number is issued immediately after submitting the online application, allowing you to start renting your property right away.

👤 Guest Registration

The identities of all your guests must be collected and reported to the Ministry of the Interior via the official platform.

  • Registration must be completed within 24 hours after the guests’ arrival.
  • This obligation applies to all short-term rentals, just like in hotels.
  • Submissions are made via the Guardia Civil’s Hospederías platform.

💶 Tax aspects of renting in Spain

In Spain, income from renting a property – whether it is a holiday rental or seasonal rental – is subject to tax. The rules vary depending on whether you are a tax resident in Spain or a non-resident.

🧾 Tax on rental income (non-residents)

Non-resident property owners in Spain must declare their rental income using Model 210 (Modelo 210).

  • Since 2024, the declaration is annual (no longer quarterly).
  • The tax rate is:
    • 19 % for residents of the European Union, the European Economic Area, Iceland, Norway and Liechtenstein.
    • 24 % for other countries.
  • Deductible expenses (for EU/EEA residents) include: IBI, community fees, insurance, maintenance, electricity, water, loan interest, etc.
  • 👉 Costs are deductible proportionally to the rented days.
  • Since 2025, property owners outside the EU/EEA can also deduct proven expenses, following a Spanish court ruling.

⚠️ In case of non-declaration

The Spanish Tax Agency now has automated systems to cross-check data with platforms such as Airbnb, Booking or Expedia. If rental income is not declared:

  • The Tax Agency may demand retroactive payment of the tax due, plus interest.
  • A fine between 50 % and 100 % of the undeclared amount may be imposed.

The owner portal is available to clients subscribed to the 2-star or 3-star package.

  • They can enter the dates of their own stays or those of their guests.
  • They can select the desired services: check-in, check-out, cleaning before or after the stay.

🧾 FAQ – For Owners Property Management

💰 Is a security deposit required from tenants?
Yes. A €350 deposit is always pre-authorized by credit card. It is automatically released after the property inspection, unless damage is found.


⚡ How is electricity consumption handled?

⚡ How is the electricity consumption managed?
• The rate includes 20 kWh/day for an apartment and 30 kWh/day for a house.
• Any additional consumption will be charged at €0.30/kWh and deducted from the security deposit.
• ⚠️ It is forbidden to charge extra for bookings made through Airbnb.


🐾 Are pets allowed?
The owner can choose to prohibit pets, allow only small dogs (under 15 kg), or allow one dog. In that case, the following rules apply:
• One small dog (under 15 kg) is allowed free of charge if mentioned in the listing.
• For each additional or large dog: €6/day per dog.


⏰ Are there extra charges for night check-ins or check-outs?
Yes, depending on the formula chosen by the owner. These fees are paid by the guest upon arrival or departure, and do not affect the owner’s income.

• 1-star formula: €25 between 08:00 and 22:00 / +€35 between 22:00 and 08:00
• 2 & 3-star formulas: €25 between 07:00 and 23:00 / +€35 between 23:00 and 07:00
• 4-star formula: free between 07:00 and 23:00 / €35 between 23:00 and 07:00


⚠️ What happens in case of damage?
Casacare360 conducts a check-out inspection and manages any deposit deductions. In case of significant damage, we assist the owner with the insurance claim.


📅 Can I block dates for personal use?
Yes.
• With the 2 and 3-star formulas, you get access to the owner portal to enter your occupancy dates and request services.
• With the 4-star formula, you have a synchronized calendar with all bookings. You can freely reserve for yourself or your family.


📉 What if the guest cancels?
Cancellation terms are specified at booking.
• Up to 30 days before arrival: free cancellation.
• Between 30 and 14 days before: 50% is charged.
• Less than 14 days or no-show: 100% is charged.
👉 The retained amount is partially or fully transferred to the owner depending on the case.


🎁 Do you provide a welcome pack for guests?
Yes, for every rental we offer a welcome pack including: A 1.5L bottle of water, a cleaning kit (dishcloth, sponge, dish soap, garbage bag, dishwasher tablet, laundry tablet), and a hygiene kit per bathroom (2 toothbrushes, toothpaste, cotton swabs, makeup remover wipe, nail file). This service is completely free.
