In Spain, income from renting a property – whether it is a holiday rental or seasonal rental – is subject to tax. The rules vary depending on whether you are a tax resident in Spain or a non-resident.
Non-resident property owners in Spain must declare their rental income using Model 210 (Modelo 210).
The Spanish Tax Agency now has automated systems to cross-check data with platforms such as Airbnb, Booking or Expedia. If rental income is not declared:

💰 Is a security deposit required from tenants?
Yes. A €350 deposit is always pre-authorized by credit card. It is automatically released after the property inspection, unless damage is found.
⚡ How is electricity consumption handled?
⚡ How is the electricity consumption managed?
• The rate includes 20 kWh/day for an apartment and 30 kWh/day for a house.
• Any additional consumption will be charged at €0.30/kWh and deducted from the security deposit.
• ⚠️ It is forbidden to charge extra for bookings made through Airbnb.
🐾 Are pets allowed?
The owner can choose to prohibit pets, allow only small dogs (under 15 kg), or allow one dog. In that case, the following rules apply:
• One small dog (under 15 kg) is allowed free of charge if mentioned in the listing.
• For each additional or large dog: €6/day per dog.
⏰ Are there extra charges for night check-ins or check-outs?
Yes, depending on the formula chosen by the owner. These fees are paid by the guest upon arrival or departure, and do not affect the owner’s income.
• 1-star formula: €25 between 08:00 and 22:00 / +€35 between 22:00 and 08:00
• 2 & 3-star formulas: €25 between 07:00 and 23:00 / +€35 between 23:00 and 07:00
• 4-star formula: free between 07:00 and 23:00 / €35 between 23:00 and 07:00
⚠️ What happens in case of damage?
Casacare360 conducts a check-out inspection and manages any deposit deductions. In case of significant damage, we assist the owner with the insurance claim.
📅 Can I block dates for personal use?
Yes.
• With the 2 and 3-star formulas, you get access to the owner portal to enter your occupancy dates and request services.
• With the 4-star formula, you have a synchronized calendar with all bookings. You can freely reserve for yourself or your family.
📉 What if the guest cancels?
Cancellation terms are specified at booking.
• Up to 30 days before arrival: free cancellation.
• Between 30 and 14 days before: 50% is charged.
• Less than 14 days or no-show: 100% is charged.
👉 The retained amount is partially or fully transferred to the owner depending on the case.
🎁 Do you provide a welcome pack for guests?
Yes, for every rental we offer a welcome pack including: A 1.5L bottle of water, a cleaning kit (dishcloth, sponge, dish soap, garbage bag, dishwasher tablet, laundry tablet), and a hygiene kit per bathroom (2 toothbrushes, toothpaste, cotton swabs, makeup remover wipe, nail file). This service is completely free.
